Maine's Largest Mixed-Use Development

Nestled between two I-95 exits in Portland and Westbrook, Maine, Rock Row is a monumental $600 million, 110-acre mixed-use development that is redefining the Maine landscape. More than a shopping destination, Rock Row is a vibrant urban village centered around a majestic 26-acre natural quarry with on-site, live, work and play amenities.

The development is on track to become Maine’s largest mixed-use community by square footage, with phase 1 already the busiest by square footage in the state and anchored by national tenants like Starbucks, Crumbl Cookies, Chick-Fil-A, REI, and Market Basket.

In addition to retail and entertainment, Rock Row is establishing itself as a medical and research hub, anchored by New England Cancer Specialists and other health providers in the $170 million Rock Row Health Campus facility, which opened in 2025.

Quarryside at Rock Row

Quarryside at Rock Row is an open-air beer garden with a kid’s play area, 60 x 40 tent and a 20,000 SF event flex space and is the primary events venue at Rock Row hosting community, music and sporting events independently and via partnerships with third-party organizers, in addition to project update meetings with partner organizations.
